Preconstruction Services


Our pre-construction services provide an opportunity for the project team to properly plan for upcoming projects. We enjoy working with clients and architects early on in the process to help establish the overall vision for the project. Some of the key services we can provide are:

Conceptual Estimating


Our history and experience allow for accurate historical pricing to be applied to concept drawings in order to ensure the proposed design and budget are compatible prior to full-scale drawings being produced.

Budget/Design Development


As part of the overall process, we enjoy simultaneously developing budgets in relation to design iterations that not only fit the physical needs of a project but do so in a cost-conscious manner.

Design Assist


Bringing ideas to the table is a big part of what we contribute. We are regularly able to tap into our experience with various products, building methods, and our network of suppliers/subcontractors in order to assist in the design process of a given project.

Scheduling


Time management is vital to the planning process and is something we encourage when working with the project team. We are able to produce baseline schedules and adjust accordingly as the design progresses with the goal of having a clear and accurate schedule that reflects the final design.

Permit Management


Navigating through the complexity of obtaining building permits is a common practice that we provide. We will meet with building officials, address their concerns, and ultimately monitor the entire process until the permit is in hand.

Drawing Review


A thorough review of the project drawings from the perspective of the builder is a common contribution we make to the project team. The feedback from our reviews ranges from product recommendations to constructability analysis and is always geared toward achieving the team's joint vision.


Construction Management


We are construction managers who consistently strive to achieve the vision set during the pre-construction process. Our process is transparent as we manage construction toward a successful completion for everyone involved. In doing so, some of our best practices include:

Subcontract Management


The management of the subcontractor element is key to the project’s success. We work hard to maintain a network of subcontractors that are like-minded in that they are client-oriented and value providing good quality work. At the project level this translates into setting clear expectations, and consistently monitoring progress.

Material Procurement & Tracking


For any given project materials are being sourced from a multitude of vendors that are ultimately procuring materials from across the globe. We distill this information by gaining an understanding of product lead times in relation to project installation dates in order to help the team prioritize selections.

Scheduling


Our team is schedule-oriented and is proud of our ability to generate schedules that are not only sophisticated but realistic and practical. The goal is for all project team members to understand where we stand (and where we are headed) at any given moment during the course of a project.

Cost Control


From inception through completion, we take measures to anticipate, monitor, and control costs for our clients. We know the importance of establishing a reliable budget at the onset and then adhering to the anticipated costs as construction progresses.

We believe in building quality into our work on the front end by setting expectations early, followed by constant communication between designers, manufacturers, and tradesmen.
